What Is an FHA Loan?

An FHA loan is a mortgage insured by the Federal Housing Administration, designed to make homeownership more accessible. With down payments as low as 3.5% and more flexible credit requirements, FHA loans are a strong option for first-time homebuyers or anyone who may not qualify for a conventional mortgage.

Common Questions We Hear About FHA Loans

FHA loans open the door for more borrowers. Here’s what you should know.

FHA requires both an upfront mortgage insurance premium (typically 1.75% of the loan amount) and monthly mortgage insurance payments. Unlike conventional PMI, FHA mortgage insurance doesn’t automatically disappear at 20% equity. It stays for the life of the loan if you put down less than 10%, or for 11 years if you put down 10% or more.

Absolutely. The entire 3.5% down payment can come from gift funds from family, friends, or your employer. This is one of FHA’s biggest advantages for first-time buyers without substantial savings.A minimum of 620. Conventional loans reward borrowers with better credit, offering lower interest rates as your score goes up. If you’re below 620, FHA or other programs might work better.

Minimum 580 for standard FHA approval. Some lenders go lower, but 580 is the federal baseline. If your score is between 500 and 579, some lenders still work with you, but rates may be higher.

Yes. Many people refinance once they’ve built equity, improved their credit, or want to drop mortgage insurance. The best time depends on your current equity, credit improvement, and market rates. We can run the numbers and show you if it makes sense.

FHA loans are for primary residences only. You can’t use FHA for investment properties or second homes. The property must meet minimum standards set by FHA, but most homes do.
