What Is a USDA Loan?

A USDA loan is a mortgage backed by the U.S. Department of Agriculture, designed for homebuyers in eligible rural and suburban areas. It offers zero down payment and reduced mortgage insurance costs, making it an affordable option for moderate-income buyers looking to purchase in qualifying locations.

Your USDA Loans - Step by Step

The USDA map confuses everyone. Property eligibility confusion scares people off. We verify both upfront so there are no surprises. Then we close fast.

01

Check Property Eligibility

Not all areas qualify. We run your address through USDA’s map and tell you in seconds whether your property is eligible.

02

Confirm Income Limits

USDA has household income caps by county. We check your total household income against the limit for your area.

03

USDA Approval, Handled

USDA loans require agency approval on top of lender approval. We manage both tracks so nothing stalls.

04

Close

No down payment. Mortgage insurance is lower than FHA. You move in with minimal cash out of pocket.

We can help you decide if a USDA loan is right for you.

USDA financing can be a great fit for eligible rural borrowers, but it comes with specific property, income, and occupancy rules. We’ll review your situation, explain the requirements, and tell you whether a USDA loan makes sense for your next home.

Common Questions We Hear About USDA Loans

USDA loans help buyers in eligible areas. Here’s what you should know.

USDA doesn’t require mortgage insurance (PMI) like conventional loans. However, USDA does charge a guarantee fee (typically 1% upfront and 0.35% annually) to back the loan. This is usually still lower than conventional PMI or FHA mortgage insurance.

Minimum 620. Some lenders work with lower scores, but 620 is standard. Income and debt-to-income ratio matter more than credit alone for USDA.

Yes. USDA has income limits by county (typically 115% of median area income). We’ll check your specific county and show you where you stand. If you’re over the limit by a small amount, some programs still allow flexibility.

Yes. If you build equity or your situation changes, you can refinance. The question is whether it makes financial sense. We’ll run the numbers and show you the trade-offs.
